Vacant Property Management
An empty property is still your property. We keep it secure, presentable, and problem-free — with the same discipline we apply to occupied homes, adapted for the risks that only show up when no one's living there
WHO IT’S FOR
Between Tenancies
Properties in the gap between one tenancy ending and the next beginning — protected and ready, not left to sit
Overseas Owners
A trusted local presence for a property you can't check on yourself, wherever you are
Under Refurbishment
Properties undergoing works — we oversee access and progress on your behalf through our in-house contractor team, so a building site doesn't become a liability
Probate Properties
Properties held during probate or in a company/trust structure, where no one is living in the home but someone still needs to be accountable for it
WHAT’S INCLUDED
Specifics, not promises
Here's what you can expect from this service
✓
✓
✓
Heating and frost protection
Keeping the property minimally heated through colder months to prevent the most common vacant-property failure: a burst pipe.
Security Checks
Confirming the property is properly secured on every visit, with video or sensor monitoring where agreed with you.
Utilities and meter management
Readings taken, accounts kept active or safely suspended as appropriate, and standing charges kept to a minimum.
Insurance Compliance
Regular, dated visit records that meet the inspection requirements most vacant property insurance policies impose.

Damp and deterioration monitoring
Unheated, unoccupied properties develop problems occupied ones don't; we check for early signs before they become expensive.
Included within vacant property management, subject to reasonable use. Major works — full redecoration, significant repairs, structural remediation — remain separately chargeable where appropriate.
Regular internal and external checks
Frequency set to the property and season, with a photo-documented condition report after every visit
WHY IT MATTERS
An empty property, doesn’t stay neutral

—
—
—
Damp and mould set in faster than most owners expect
Undetected leaks cause the most expensive vacant-property damage
Empty-looking properties are the ones targeted
Insurance cover often depends on regular, evidenced inspection
Small issues become expensive ones, unnoticed
This is what routine, documented visits actually prevent — a pattern we see repeatedly in properties that sat unmanaged before we took them on

Presentation - ready, always
A vacant property that looks vacant is a vacant property at risk. Reasonable presentation upkeep — clearing post, keeping the garden tidy, checking lights and timers, basic cleanliness — is included as standard, not treated as an extra.
Major or specialist works — full clearance, significant repairs, extensive decoration ahead of re-letting or sale — remain separately chargeable where appropriate
Communication & Reporting
Responsive - Any issue found is flagged the same day
Documented - Every visit produces a dated, photo-backed report
Transparent - You always know when your property was last checked, and what was found
What’s not included
Major works, full redecoration, and structural remediation remain separately chargeable
Ongoing utility costs remain the owner's responsibility
Full details provided during your consultation call
SPECIFICS, NOT PROMISES
What makes this different - in detail
Check frequency, matched to risk
More frequent in the first weeks of a vacancy, when risk is highest, tapering to a routine schedule once the property has settled
Fixed pricing on vacant management
Agreed upfront, same as our occupied-property service — no re-quoting, no inconsistency between visits
Security, without overpromising
We check locks, windows, and access points on every visit. Camera or sensor monitoring is only ever used where agreed and disclosed — never installed without your knowledge.
One team, start to end of the vacancy
The same people checking your property throughout — not a rotating rota of whoever's available that week
Let’s talk about your property
Whether it's sitting empty between tenants, going through probate, or waiting on a refurbishment — Fenlo can review what it actually needs
