Heating and frost protection

Keeping the property minimally heated through colder months to prevent the most common vacant-property failure: a burst pipe.

Security Checks

Confirming the property is properly secured on every visit, with video or sensor monitoring where agreed with you.

Utilities and meter management

Readings taken, accounts kept active or safely suspended as appropriate, and standing charges kept to a minimum.

Insurance Compliance

Regular, dated visit records that meet the inspection requirements most vacant property insurance policies impose.

Damp and deterioration monitoring

Unheated, unoccupied properties develop problems occupied ones don't; we check for early signs before they become expensive.


Included within vacant property management, subject to reasonable use. Major works — full redecoration, significant repairs, structural remediation — remain separately chargeable where appropriate.

Regular internal and external checks

A vacant property that looks vacant is a vacant property at risk. Reasonable presentation upkeep — clearing post, keeping the garden tidy, checking lights and timers, basic cleanliness — is included as standard, not treated as an extra.


Major or specialist works — full clearance, significant repairs, extensive decoration ahead of re-letting or sale — remain separately chargeable where appropriate
