FAST ACKNOWLEDGEMENT, FAST REPORTING

Reported issues acknowledged within 1–6 hours; inspection and maintenance reports sent within 12 hours.

As part of full management, we include reasonable property-readiness work at check-in and check-out: light cleaning, removing small amounts of miscellaneous abandoned items, cleaning minor scattered marks, minor spot painting where appropriate with landlord approval, and making the property presentable for the incoming tenant. A FULL HANDOVER AT THE START OF EVERY TENANCY

We meet you, learn your property in detail, then meet your new tenants in person to walk them through how everything works. Followed up in writing, plus a printed handover manual with photos and emergency contacts.


MONTHLY FINANCIAL STATEMENTS

Provided once rent is received — not estimates, not delays. Rent status, arrears, maintenance, quotations, completed works, inspection records, photographs, compliance status, upcoming deadlines, income and expenditure, management fees, and actions requiring your approval. You should never have to chase your property manager to find out what is happening.

ROUTINE INSEPCTIONS, TAPERED TO TRUST

More frequent at the start of a tenancy, easing to a routine schedule (every 3–6 months depending on the property) once trust is established, always respecting your tenants' comfort in their home. During inspections, we identify developing issues — leaks, deteriorating sealant, mould indicators, recurring plumbing or boiler issues, damaged fixtures, failing appliances, window and seal deterioration, external deterioration, and defects that could become more expensive later. We look beyond the immediate repair.

IN HOUSE REPAIR TEAM - DIAGNOSE BEFORE SPENDING
